Not all pest inspections are created equal. A cheap 'inspection' is often just a sales walkthrough. Here's what a real annual inspection covers.
1. Foundation exterior for termite mud tubes. 2. Attic for rodent activity, insulation damage and drywood termite frass. 3. Crawlspace or slab perimeter. 4. Plumbing penetrations and utility entries. 5. Roofline for rodent entry gaps.
6. Doors and windows for gaps and screen damage. 7. Kitchen and bathroom cabinet interiors. 8. Garage baseboards and door seals. 9. Landscape beds within 3 feet of the foundation. 10. Wood-to-soil contact anywhere on the property.
11. Standing water sources. 12. Any active pest evidence: droppings, damage, wings, sounds. A thorough inspection takes 45–60 minutes minimum. If someone finishes in 15, you're getting a sales pitch, not an inspection.
